NOTICE OF INTENTION TO SELL REAL PROPERTY AT PRIVATE SALE In the Matter of the Estate of MARY ANN HOWARD, SUPERIOR COURT OF CALIFORNIA, COUNTY OF MARIN COUNTY Case Number PR 0000940 NOTICE IS HEREBY GIVEN that, subject to confirmation by the above-entitled Superior Court, if court confirmation is sought, on or about Tuesday, March 3, 2026, or as soon thereafter within the time allowed by law, the undersigned, as Administrator of the Estate of MARY ANN HOWARD, Deceased, will sell at private sale to the highest and best net bidder on the terms and conditions hereinafter mentioned, all the right, title and interest of MARY ANN HOWARD, Deceased, at the time of her death, and all right, title and interest that the estate has acquired in addition to that of the decedent at the time of her death to an undivided interest in and to the following described property situated in the City of San Anselmo, County of Marin, State of California, commonly known as 2 Baytree Lane, Assessor's Parcel No. 005-022-42. The purchaser of the property will determine whatever damage there may be to the property solely by his or her own inspection of the property or may, at his or her own expense, have the property inspected by a licensed structural pest control operator, in which event the purchaser will rely solely on that operator's report and the purchaser's own inspection. The purchaser assumes sole responsibility for repairing all damage to the property whether undisclosed or disclosed by the purchaser's own inspection or inspection by any structural pest control operator or the operator's agents. The purchaser waives his or her right to recover from the estate for any damages not disclosed by the purchaser's inspection or revealed by any such structural pest control inspection report. As a material consideration for the purchase of the property, the purchaser releases the Administrator and the estate from all liability even though it may later be discovered that the Administrator should have known of any damage not discovered by the purchaser's inspection or revealed by any such structural pest control inspection report. The sale is subject to current taxes, covenants, conditions, restrictions, reservations, rights, rights of way, and easements of record, and any encumbrances of record to be satisfied out of the purchase price. The property is sold in an "as is condition" except as to the title of said property. The seller makes no warranties as to the condition of the property, zoning, permitted uses of the property, or as to any other matter. Should buyer default after his or her bid is accepted, he or she may be liable for all costs and expenses of the defaulted transaction, as provided by Probate Code �10350. Bids or offers are invited for this property and must be submitted in writing. Said bids or offers will be received at the Office of the Public Administrator, Room 251, Civic Center, San Rafael, California, only on March 3, 2026, during business hours of 9am to 4pm.
