STANISLAUS COUNTY NOTICE OF INTENT TO ADOPT A CEQA NEGATIVE DECLARATION This NOTICE serves as a NOTICE OF INTENT to adopt a CEQA Negative Declaration for the following: 1) VAR & LLA APP NO. PLN2024-0072 – BYRD – Request for a variance to Section 21.20.060 of the Zoning Ordinance to allow a parcel (APN 008-005-031) to be adjusted to less than 40-acs. in size. The Variance is required to approve the adjustment of the lot lines of 4 parcels in the Gen Ag (A-2-40) zoning district from 75.62±, 81.70±, 41.80±, & 40.49± acs. to 50.94±, 117.24±, 41.88±, & 29.55± acs. The project site is located @ 336 & 460 Denton Rd., & 17300 Yosemite Blvd., btwn Reservoir Rd. and Dienstag Rd., in the Waterford area. APNs: 008-005-031, 008-005-032, 008-010-060, 008-010-064, & 008-010-065; and 2) PM & VAR APP NO. PLN2025-0124 – ROSE & MARMON PARTNERSHIP – Request to subdivide a 15.07± ac. parcel into a 2.47± ac. parcel and a 12.6± ac. remainder in the Gen Ag (A-2-10) zoning district. A variance to Section 21.20.060 of the Zoning Ordinance is required to allow a parcel less than 10-acs. in size to be created. The project site is located @ 7524 Gilbert Rd., btwn Valley Home Rd. (SR 120) and Rodden Rd., in the Oakdale area. APN: 006-083-048. Review Period: MAR 06, 2026 to APR 09, 2026.
