NOTICE IS HEREBY GIVEN THAT: A Public Hearing will be held by the Planning Department of the City of Folsom to consider the merits of the following:

Location: Approximately 464.2 acres south of Alder Creek Parkway, east and west of Oak Avenue Parkway, north of Mangini Parkway, and east of Prairie City Road, in the Folsom Plan Area Specific Plan.

Project Description: A Small Lot Vesting Tentative Subdivision Map, Planned Development Permit, Inclusionary Housing Plan, and Minor Administrative Modification for development of a 1,424-unit residential project located on approximately 464.2 gross acres in the western area of the Folsom Plan Area Specific Plan (FPASP). The project area includes Folsom Plan Area Specific Plan residential land use designations of Single Family (SF), Single Family High Density (SFHD), and Multi-Family Low Density (MLD), and Park (P), Public/Quasi Public (PQP), and Open Space (OS). Residential development would be a mix of traditional single-family homes, "duet" half-plex homes, and 4-pack and 6-pack cluster homes. Final hearing body is the City Council.
Environmental Review: The proposed project implements and is consistent with the Folsom Plan Area Specific Plan and its supporting Environmental Impact Report/Environmental Impact Statement (EIR/EIS), and none of the factors set forth in CEQA Guidelines Section 15162 are present or have been identified, pursuant to CEQA Guidelines Section 15182. Therefore, the city finds that the project is exempt from further CEQA compliance. The city further finds that the project is also exempt pursuant to Government Code Section 65457.

A staff report will be available to the public at City Hall or at www.folsom.ca.us on the Thursday preceding the Public Hearing.
