NOTICE OF PUBLIC HEARINGCity of Laguna Niguel – Planning Commission NOTICE IS HEREBY GIVEN that the Planning Commission of the City of Laguna Niguel will hold a public hearing on Tentative Parcel Map No. 2026-111 (18 Little Pond - Shaked Residence). DATE OF HEARING:April 28, 2026TIME OF HEARING:7:00 P.M., or as soon thereafter as possibleLOCATION OF HEARING:Laguna Niguel City Hall, Council Chambers 30111 Crown Valley Parkway Laguna Niguel, CA 92677 PROJECT LOCATION: The project site is located at 18 Little Pond (APN 673-761-26), generally located north of the Camino Del Avion and Bear Brand Road intersection, within the Residential Estate (RS-2) Zoning District. PROJECT DESCRIPTION: The project is a request to subdivide an existing parcel into two separate parcels. The existing parcel is approximately 23,195 square feet in size. Following the recording of the Tentative Parcel Map, the new parcel would be approximately 9,974 square feet in size. A minimum of 8,000 square feet is required for each newly created parcel in the RS-2 Zoning District. ENVIRONMENTAL REVIEW: The project qualifies for a categorical exemption from CEQA under Section 15303, Class 15 (Minor Land Divisions), of the CEQA Guidelines. These exemptions apply to projects that are generally considered not to have a significant effect on the environment. This includes projects that consist of the division of property in areas zoned for residential, commercial, or industrial use into four or fewer parcels when the division is in conformance with the General Plan and zoning, no variances or exceptions are required, all services and access to the proposed parcels to local standards are available, the parcel was not involved in a division of a larger parcel within the previous two years, and the parcel does not have an average slope greater than 20 percent . Consistent with these provisions, the project involves the subdivision of an existing parcel into two separate parcels in a residential zone. INVITATION TO BE HEARD: All interested persons are invited to the public hearing to be heard in favor of or in opposition to the proposed project or to provide comments. In addition, written comments may be submitted to the Community Development Department prior to the hearing. If you challenge the action taken on this proposal in court, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the City of Laguna Niguel prior to or at the public hearing.
