NOTICE OF PUBLIC HEARING PLACER COUNTY PLANNING COMMISSION WHERE: Planning Commission Hearing Room - 3091 County Center Drive, Auburn, CA 95603 WHEN: May 14, 2026, 9:00 AM or as soon thereafter SUBJECT: Sierra Family Meadows – Olympic Valley General Plan Amendment, Rezone, Tentative Subdivision Map, Conditional Use Permit – Planned Development (PLN22-00064), Mitigated Negative Declaration, Supervisorial District 5 NOTICE IS HEREBY GIVEN that the Planning Commission will conduct a public hearing at the above place and time to consider a request from Evolve Design Works and Jackson Realo, representing property owner Sierra Family Meadows, LP, and to make a recommendation to the Board of Supervisors for the following entitlements: an Olympic Valley General Plan Amendment, a Rezone of the project site, a Tentative Subdivision Map, and a Conditional Use Permit for a Planned Residential Development (PD). The request seeks to amend the Olympic Valley General Plan and rezone the portion of the site currently designated High Density Residential (HDR) to HDR–PD to allow parcels smaller than three acres. The proposal also seeks approval of a Tentative Subdivision Map and Conditional Use Permit for a Planned Development to subdivide the approximately 32.02-acre property into: (1) eight single-family residential lots; (2) two homeowners association (HOA) lots for a private access road and stormwater drainage facilities; (3) one open space lot containing Washeshu Creek and associated habitat, to be permanently protected by a conservation easement; and (4) two HOA lots consisting of existing right-of-way areas along Olympic Valley Road and Resort Road. The project would remove the existing driveway access from Olympic Valley Road and provide primary access from Resort Road. The project site is located at 325 Olympic Valley Road in Olympic Valley, Assessor's Parcel Numbers 096-230-062-000 and 096-290-050-000. The 32.02-acre site is currently zoned High-Density Residential – Density Factor of 20 bedrooms per acre (HDR–DF=20), Forest Recreation (FR), and Conservation Preserve (CP). The Planning Commission will also consider adoption of a Mitigated Negative Declaration (State Clearinghouse Number 2026040350) and related Mitigation Monitoring and Reporting Plan, prepared pursuant to the California Environmental Quality Act.
