Case No. 23TRM-00001 for the approval of a Tentative Tract Map to subdivide 29.66 acres in compliance with Chapter 21 as follows: * * 69 residential lots ranging in size from 1,562 gross square feet to 4,246 gross square feet, totaling 4.0 acres and retaining Planned Residential Development – 46 units (PRD-46) zoning;
* One lot for private roads, driveways, sidewalks, and swales totaling 2.8 acres and retaining PRD-46 zoning;
* Six lots for common open space (private) totaling 10.9 acres and retaining PRD-46 zoning, and;
* One lot totaling 11.5 acres that will be left undeveloped and retain Residential Ranchette – 5 acre minimum parcel size (RR-5) zoning.
Case No. 23DVP-00018 for the approval of a Final Development Plan on property zoned PRD-46 to construct 67 new single-family dwellings (two existing dwellings to remain), as well as associated infrastructure and community amenities in compliance with Section 35.82.080 of the County Land Use and Development Code (LUDC). The project is subject to the protections and provisions of the Housing Accountability Act (HAA) and State Density Bonus Law (SDBL), inclusive of requests for a 50-percent density bonus to achieve the 69-unit project and three waivers pursuant to Government Code Sections 65915(d)(1) & (k)(1), and 65915(e)(1) and § 65915(e)(2).
Case No. 24RDN-00002 for the approval of road names of four private roads within the proposed tract in compliance with Chapter 35.76 of the County Land Use and Development Code.
Case No. 24GOV-00005 to determine that the proposed voluntary 25-foot-wide easement dedication to the County for public multi-use riding and hiking trail purposes is in conformance with the Comprehensive Plan, including the Los Alamos Community Plan (LACP), in compliance with Government Code § 65402(a).
Case No. 26SCC-00003 for the approval of two entrance monument signs for the new housing development in compliance with Chapter 35.38 of the County Land Use and Development Code. The signs will receive Director-level approval prior to construction and are not a part of the actions listed in Section 2.0 of the staff report.
Consider the State California Environmental Quality Act (CEQA) Guidelines Sections 15168(c)(4) and 15183 Checklist for the 2023-2031 Housing Element Update PEIR Buildout (Attachment C) and determine that all of the environmental impacts of the project are within the scope of the project covered by the Program Environmental Impact Report (PEIR) for the 2023-2031 Housing Element Update Program (23EIR-00004), that the previously certified PEIR is adequate, and that no subsequent environmental review is required pursuant to CEQA Guidelines § 15162, § 15183, and § 15168(c).
