NOTICE IS HEREBY GIVEN that the Planning Commission of the City of South El Monte will hold a Public Hearing on Tuesday, April 28, 2026 at 6:00 p.m., or as soon thereafter as the matter may be heard, at the Council Chambers, 1415 Santa Anita Avenue, South El Monte, CA, to consider applications for Conditional Use Permit Modification CUPMOD 26-01 and Variance Modification VARMOD 26-01 to request to modify Conditional Use Permit CUP 24-04 & Variance VAR 24-01 to allow for the construction of a new 986 square foot drive-through restaurant and to modify the previously approved maximum sign height and sign area of a pole sign from 75 feet and 240 square feet to 97 feet and 1,438 square feet respectively, located at 1127 Santa Anita Avenue, South El Monte, CA.
Any interested party or their representative may appear in person at the meeting and comment on the project. Additional information on this item, including Staff Reports, and other pertinent documents are available for review with the Planning Division. If you challenge the matter in Court, you may be limited to raising those issues you or someone else raised at the public hearing, or in written correspondence delivered to the City at, or prior to, the public hearing.
