NOTICE OF PUBLIC HEARING CONCERNING A SPECIAL EXCEPTION AS PROVIDED FOR IN THE CITY OF MADISON LAND DEVELOPMENT REGULATIONS BY THE BOARD OF ADJUSTMENT OF THE CITY OF MADISON, FLORIDA, NOTICE IS HEREBY GIVEN that, pursuant to the City of Madison Land Development Regulations, as amended, hereinafter referred to as the Land Development Regulations, objections, recommendations and comments concerning the special exception, as described below, will be heard by the Board of Adjustment of the City of Madison, Florida, at a public hearing on March 5, 2026 at 4:45 p.m., or as soon thereafter as the matter can be heard, at the City Commission Meeting Room, City Hall located at 321 Southwest Rutledge Street, Madison, Florida. SE 25-01, a petition by Earl E. Long and Renee Robinson Long, to request a special exception be granted as provided for in Section 4.7.5 of the Land Development Regulations, to permit a child care center within an existing facility within a RESIDENTIAL, MULTIPLE FAMILY (R-2) zoning district, in accordance with a petition dated August 4, 2025 and a site plan dated July 9, 2025, revised on November 4, 2025 and revised on January 27, 2026 of to be located on property described, as follows: A parcel of land lying in Section 27, Township 1 North, Range 9 East, Madison County, Florida. Being more particularly described, as follows: Commence at the intersection of the North right-of-way line of Southwest Willie Clare Copeland Street and the West right-of-way line of Southwest Range Avenue; thence North, along the West right-of-way line of said Southwest Range Avenue, 75.01 feet to the Point of Beginning; thence continue North, along the West right-of-way line of said Southwest Range Avenue, 88.00 feet; thence West 98.00 feet; thence South 88.00 feet; thence East 98.00 feet to the Point of Beginning. Containing 0.20 acre, more or less. At the aforementioned public hearing, all interested parties may appear to be heard with respect to the special exception. A copy of the petition for special exception is available for public inspection at the Office of the Director of Community Development, City Hall located at 321 Southwest Rutledge Street, Madison, Florida, during regular business hours. All persons are advised that if they decide to appeal any decision made at the above referenced public hearing, they will need a record of the proceedings, and that, for such purpose, they may need to ensure that a verbatim record of the proceedings is made, which record includes the testimony and evidence upon which the appeal is to be based.
