NOTICE OF SALE PURSUANT TO CHAPTER 45 IS HEREBY GIVEN that, pursuant to the Final Judgment of Mortgage Foreclosure dated April 2, 2026, issued in and for Citrus County, Florida, in Case No. 2023-CA-000722, wherein U.S. BANK TRUST NATIONAL ASSOCIATION, NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS OWNER TRUSTEE FOR VRMTG ASSET TRUST is the Plaintiff, and ALEX GROOT, TARA A. LEESGROOT A/K/A TARA LEES A/K/A TARA LEES GROOT, MIDLAND FUNDING LLC, and JH PORTFOLIO DEBT EQUITIES, LLC ASSIGNEE OF COMENITY BANK (LOFT MASTERCARD) are the Defendants.
