NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure entered March 30, 2026 in Civil Case No. 052025CA032559XXCABC of the Circuit Court of the EIGHTEENTH JUDICIAL CIRCUIT in and for Brevard County, Viera, Florida, wherein NEWREZ LLC D/B/A SHELLPOINT MORTGAGE SERVICING is Plaintiff and Prakash M Patel a/k/a Prakash Patel, et al., are Defendants, the Clerk of Court, RACHEL SADOFF, will sell to the highest and best bidder for cash Brevard County Government Center, 518 South Palm Avenue, Brevard Room, Titusville, FL, 32780 in accordance with Chapter 45, Florida Statutes on the 20th day of May, 2026 at 11:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:
Lot 12, Block B, River Island Phase 3, according to the plat thereof recorded in Plat Book 31, Page 91, of the Public Records of Brevard County, Florida.

A parcel of land lying in the Southeast 1/4 of Section 10, Township 24 South, Range 36 East, Brevard County, Florida, being that portion of the North 48.35 feet of the lands described in OR 4986, Page 3258, lying south and adjacent to Lot 12, Block "B" of "River Island, Phase 3" recorded in Plat Book 31, Page 91, of the Public Records of Brevard County, Florida, more particularly described as follows:
Commence at a 4 inch by 4 inch permanent reference monument (stamped "Bussen") which marks the Southwest corner of said subdivision, and run N 8947'52" E., along the South line of said subdivision and North line of said Southeast 1/4, a distance of 91.50 feet to the Southwest corner of said Lot 12, Block "B", the Point of Beginning; thence continue N 8947'52" E., along the South line of said Lot 12, a distance of 95.50 feet to the Southeast corner thereof; thence departing said South line, run S 0012'08" E., along the Southerly extension of the East line of said Lot, a distance of 48.35 feet; thence S 8947'52" W., parallel with and 48.35 feet distance South, by right angle measurement of the South line, a distance of 95.50 feet to a point on the Southerly extension of the West line of said Lot 12, Block "B"; thence N 0012'08" W., along said extension, a distance of 48.35 feet to the Point of Beginning.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim before the clerk reports the surplus as unclaimed.
