Public hearing on proposed abandonment of easement for access and utilities.

NOTICE OF CHAMPIONSGATE COMMUNITY DEVELOPMENT DISTRICTS INTENT TO ABANDON EASEMENT
A public hearing will be conducted by the Board of Supervisors of the ChampionsGate Community Development District (the District) on Monday, April 13, 2026 at 2:00 PM at the Offices of RIDA Associates, 8390 ChampionsGate Blvd., Suite 104, ChampionsGate, Florida 33896.
The public hearing will provide an opportunity for the public to address a proposed abandonment of an easement, or portion thereof, dedicated to the District by multiple recorded documents and plat easements recorded in the public records of Osceola County, Florida (the Easement). The Easement to be abandoned is more particularly described as:
THAT PORTION OF A 28.00' ACCESS AND UTILITY EASEMENT AS RECORDED IN OFFICIAL RECORDS BOOK 3025, PAGE 2416, LYING NORTH OF THE SOUTH LINE OF LOT 1, CHAMPIONSGATE VILLAGE PHASE 10-B, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 25, PAGE 150 OF THE PUBLIC RECORDS OF OSCEOLA COUNTY, FLORIDA, BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS;
COMMENCE AT THE SOUTHWEST CORNER OF SAID LOT 1, CHAMPIONSGATE VILLAGE PHASE 10-B, THENCE RUN NORTH 8943'25'EAST ALONG THE SOUTH LINE OF SAID LOT 1, A DISTANCE OF 11.06 FEET TO THE POINT OF BEGINNING, SAID POINT BEING A POINT ON A NON TANGENT CURVE CONCAVE WESTERLY, HAVING A RADIUS OF 145.00 FEET, A CHORD BEARING OF NORTH 1836'57' EAST, AND A CHORD DISTANCE OF 27.70 FEET; THENCE RUN NORTHEASTERLY ALONG THE ARC OF SAID CURVE THROUGH A CENTRAL ANGLE OF 1057'37', A DISTANCE OF 27.74 FEET TO A POINT OF REVERSE CURVE TO THE RIGHT, HAVING A RADIUS OF 90.00 FEET, A CHORD BEARING OF NORTH 5125'47' EAST AND A CHORD DISTANCE OF 111.55 FEET; THENCE RUN NORTHEASTERLY ALONG THE ARC OF SAID CURVE THROUGH A CENTRAL ANGLE OF 7635'16', A DISTANCE OF 120.30 FEET TO A POINT OF TANGENTCY; THENCE RUN NORTH 8943'25' EAST, A DISTANCE OF 103.70 FEET; THENCE RUN SOUTH 32'33' EAST, A DISTANCE OF 33.17 FEET; THENCE RUN SOUTH 8943'25' WEST, A DISTANCE OF 121.48 FEET TO THE POINT OF CURVATURE OF A CURVE TO THE LEFT, HAVING A RADIUS OF 62.00 FEET, A CHORD BEARING OF SOUTH 5125'47' WEST, AND A CHORD DISTANCE OF 76.84 FEET; THENCE RUN SOUTHWESTERLY ALONG THE ARC OF SAID CURVE THROUGH A CENTRAL ANGLE OF 7635'16', A DISTANCE OF 82.88 FEET TO A POINT ON THE SOUTH LINE OF AFORESAID LOT 1; THENCE RUN SOUTH 8943' WEST ALONG SAID SOUTH LINE, A DISTANCE OF 30.24 FEET TO THE POINT OF BEGINNING.
The easement proposed to be abandoned is for access and utilities. Specific legal authority for the proposed easement abandonment is provided by Section 190.011 (2025), Florida Statutes.
