NOTICE IS HEREBY GIVEN pursuant to a Order Granting Summary Final Judgment dated February 25, 2026, entered in Civil Case No. CACE-25-015964 of the Circuit Court of the 17th Judicial Circuit in and for Broward County, Florida, wherein Villas at Sheridan Ocean Club Homeowners Association, Inc., is Plaintiff, and LOUIS ANGELETTI and Unknown Spouses, Lineal Descendants, Heirs, Devisees, Grantees, Assignees, Lienors, Creditors, Trustees, and all other claimants claiming by, through under or against CONNIE ROSSETTI, are Defendants BRENDA D. FORMAN as Clerk of the Circuit Court will sell to the highest bidder for cash at www.broward.realforeclose.com, the clerk's website for on-line auctions, at 10:00 o'clock a.m., on APRIL 15, 2026, the following described property as set forth in said Final Judgment, to wit: 
A portion of Parcel 'A', U.S. LAND LEASE PLAT NO. ONE, according to the plat thereof, as recorded in Plat Book 111 at page, 44 of the Public Records of Broward County, Florida, more particularly described as follows: Commence at the Northwest corner of the most Westerly portion of said Parcel 'A'; thence S 0007'10" W, along the west line of said Parcel 'A' as shown on said Plat, a distance of 666.3Z feet; thence S 8952'50" E, a distance of 172.38 feet to the POINT OF BEGINNING: thence continue S 8852'50" E, a distance of 15.43 feet; thence S 5757'10" E, a distance of 45.78 feet, thence N 3959'49" W a distance of 51.03 feet; then N 8952'50" W, a distance of 30.23 feet; thence S 0007'10" W, a distance of 63.22 feet to the POINT OF BEGINNING, Containing 0.0773 acres, (3,368 square feet), more or less.
Said lands lying and being in the City of Dania, Broward County, Florida.
