NOTICE IS HEREBY GIVEN that pursuant to the Summary Final Judgment of Partition of Mineral Interests entered on April 8, 2026, in the cause pending in the Circuit Court of the Sixth Judicial Circuit, in and for Pasco County, Florida, Civil Action Number 2025CA002927CAAXES, the undersigned Clerk will sell the subsurface oil, gas, hydrocarbon and other mineral rights, including royalties (collectively, the Mineral Interests) on the Property situated in Pasco County, Florida, described as:

The Land referred to herein below is situated in the County of Pasco, State of Florida, and is described as follows:

For a point of reference commence at the Northeast corner of Section 31, Township 25 South, Range 21 East, Pasco County, Florida; thence South 001015 West, along the East Boundary of the Northeast 1/4 of said Section 31, a distance of 669.38 feet to a point on the Southerly maintained right-of-way line of Fairview Heights Road; thence South 895544 West, along said right-of-way line, a distance of 2624.89 feet to a point on the Easterly maintained right-of-way line of Handcart Road; thence South 001137 West, along said right-of-way line, a distance of 320.59 feet for a Point of Beginning; thence continue South 001137 West, along said right-of-way line a distance of 310.00 feet; thence South 895559 East, a distance of 703.68 feet; thence North 001135 East, a distance of 310.00 feet; thence North 895559 West, a distance of 703.68 feet to the Point of Beginning. at public sale, to the highest and best bidder for cash on THURSDAY, MAY 21, 2026 at 11:00 a.m., in the following location:  in person, at a live sale conducted by the Clerk of the Circuit Court for Pasco County, at the South entrance of the Pasco County Courthouse, 38053 Live Oak Avenue, Dade City, Florida 33523-3894. 
NOTICE:  ANY PERSON, OTHER THAN THE OWNER(S) OF THE MINERAL RIGHTS ON THE PROPERTY AS OF THE DATE OF THE LIS PENDENS, CLAIMING AN INTEREST IN OR TO ANY SURPLUS FUNDS RESULTING FROM THE SALE CONTEMPLATED HEREIN, IF ANY, MUST FILE A CLAIM WITH THE CLERK OF THE CIRCUIT COURT WITHIN SIXTY (60) DAYS AFTER THE DATE OF THE SALE.
