A default has occurred under the terms of the HELOC. The default includes, among other possible events of default, the failure of the Grantor to maintain or pay the HELOC's required payments when due The indebtedness evidenced by the HELOC has been accelerated and declared immediately due and payable in full by the FirstBank and, as maybe be now necessary or required, is hereby accelerated and declared by FirstBank, to be immediately due and payable in full. The indebtedness remaining in default, this sale will be made for the purpose of applying the proceeds thereof to the payment of the indebtedness evidenced by the HELOC including, but not limited to, the costs and expenses of collection of the HELOC s, attorney's fees (notice of the intention to collect attorney's fees having been provided by FirstBank) accrued interest and expenses of the sale and all other amounts, payments, fees, costs or expenses as originally and continuously provided for under the HELOC and Deed or as provided by applicable law.
