FN3323 GPN11 FN3323 GPN11 NOTICE OF SALE UNDER POWER By virtue of the power of sale contained in that certain Deed to Secure Debt, Security Agreement and Fixture Filing dated August 6, 2024 from Urban Oasis Development LLC, as grantor, to 3VP SL Fund 1, LLC, as grantee (herein Lender), recorded in Deed Book 68117, page 692, Fulton County, Georgia Records (herein, the Security Deed), said Security Deed having been given to secure a Promissory Note of even date therewith in the original principal amount of $3,613,500.00 (herein, the Note), with interest at the rate stated in said Note on the unpaid balance until paid, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of Fulton County, Georgia, within the legal hours of sale on March 3, 2026, that being the first Tuesday of said month, the property being more particularly described on Exhibit A attached hereto and incorporated herein by reference (the Property), commonly known as 1244 Higgins St., Fulton County, Georgia.
