NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
By virtue of and in execution of the Power of Sale contained in a certain mortgage given by David J. Zylinski to Mortgage Electronic Registration Systems, Inc. as nominee for Fidelity Cooperative Bank said mortgage dated July 29, 2017, and recorded in the Worcester (South) District Registry of Deeds in Book 57572 at Page 147, as affected by an assignment to Fidelity Cooperative Bank recorded October 9, 2025 in the same Registry of Deeds in Book 72653 at Page 286, for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on May 29, 2026, at 11:00 a.m. Local Time upon the premises, all and singular the premises described in said mortgage, to wit:

The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
Property: 3 Beech Street, Baldwinville, Massachusetts a/k/a 3 Beech Street, Templeton Massachusetts
A certain parcel of land, with buildings and other improvements thereon, situated on the southerly side of Beech Street and shown as Lot No. 6 on "Plan of Lots of Wilfred J. Graves, Baldwinville Village, Templeton, Massachusetts, Scale: 1 inch equals 50 feet, November 17, 1951, Stanley G. Kendall, C.E." and more particularly bounded and described as follows:
Commencing at an iron pipe at the intersection of the southerly line of Beech Street and the easterly line of Winchester Street Extension as shown on said plan;
thence EASTERLY at an included angle of 103º 33', by the southerly line of Beech Street, 156.34 feet to an iron pipe;
thence SOUTHEASTERLY at an included angle of 90º, by the line of Lot No. 7 as shown on
said plan, 142.5 feet;
thence WESTERLY at an included angle of 90º, by the line of Lots No. 16 and No. 17 as shown on the aforementioned plan, 190.67 feet to the easterly line of Winchester Street Extension;
thence NORTHELRY at an included angle of 76 º 27', by the line of Winchester Street Extension to the place of beginning.
Being the same premises conveyed to the herein named mortgagor by deed recorded with the Worcester (South) District Registry of Deeds in Book 6949, Page 291.
The premises will be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, reservations, conditions, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed. The premises are also sold subject to all tenancies and/or rights of parties in possession.
TERMS OF SALE
A deposit of Ten Thousand Dollars ($10,000.00) by cash, certified or bank check will be required to be paid by the purchaser at the time and place of sale. The Mortgagee and its authorized representatives shall not be required to pay the deposit to bid. The balance is to be paid by certified or bank check at the law offices of Lonardo Forte & Trudeau, LLP, 2980 West Shore Road, Warwick, RI 02886 within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt of the full purchase price.
The mortgage is subject to a prior lien dated April 19, 2012, and recorded in the same Registry of Deeds in Book 49257, Page 323.
