TO: LOUIS GRAFF, his heirs, devisees and personal representatives; MARTIN BOND as Executor of the Estate of Louis Graff; HARRIET GREENFIELD, her heirs, devisees and personal representatives; JOEL GREENFIELD, Executor of the Estate of Harriet Greenfield; UNKNOWN OWNERS AND UNKNOWN CLAIMANTS; STATE OF NEW JERSEY;
PLEASE TAKE NOTICE that the undersigned will apply to the Superior Court of New Jersey, Hon. Lisa M. Vignuolo, P.J.Ch., Middlesex County Courthouse, PO Box 964, New Brunswick, NJ 08903 for entry of Final Judgment. If you want to object to this motion you must do so in writing within ten (10) days after the publication date of this Notice. Any objection must address the subject of the motion and detail with specificity the basis of the objection. You must file your objection with the Clerk, of the Superior Court, Middlesex County Courthouse, PO Box 964, New Brunswick, NJ 08903 and serve a copy on the moving party. Your personal appearance at the Superior Court will not qualify as an objection. If you file a specific objection, the case will be sent to a Judge for resolution. You will be informed by the Judge of the time and place of the hearing on the motion. If you wish to consult an attorney, the telephone number for your County Bar Association, Lawyer Referral Service, or Legal Services office may be found in your telephone directory, or on the website of Legal Services of New Jersey located at www.lsnj.org/directory.htm.
The certificates being foreclosed in this action are listed as follows and recorded with the MIDDLESEX County Clerk/Register: 22-00046, recorded on December 29, 2022 in Mortgage Book 19119 at Page 225; The record owner of the property is LOUIS GRAFF. The property is located at Riva Avenue in the Township of East Brunswick in the County of Middlesex and State of New Jersey and is described on the tax map of said municipality as Block 310, Lot 58.
DEMAND A SHERIFF'S SALE. At any time prior to the entry of a final judgment of foreclosure, the Owner of the property, or his or her heirs, shall have the right to demand, in writing to the Superior Court, that the property be sold by a judicial sale as in the manner of a mortgage or an Internet action of the property through the office of the country sheriff to preserve any equity that may be in the property. If the property goes to sheriff's sale, the sheriff will hold a public auction sale and the property will be sold to the highest bidder. If the property sells for more than what is owed to the plaintiff, there may be surplus money available to pay other liens on the property or to pay to you.
