NOTICE TO ABSENT DEFENDANTS SUPERIOR COURT OF NEW JERSEY CHANCERY DIVISION UNION COUNTY Docket No. F. 002400-26 STATE OF NEW JERSEY TO: VIOLA V. DOWE, her heirs, devisees and personal representatives and her, their or any of their successors in right, title and interest YOU ARE HEREBY SUMMONED and required to serve upon Lamb McErlane, P.C., whose address is 1820 Chapel Avenue, Suite 300, Cherry Hill, New Jersey 08002, an Answer to the Complaint and Amended Complaint (if any), filed in a civil action in which Yanchun Zhang is Plaintiff and Viola V. Dowe et al, are Defendants, pending in the Superior Court of New Jersey, Chancery Division, Union County, bearing Docket No. F. 002400-26, within thirty-five (35) days after April 22, 2026 exclusive of such date. If you fail to do so, Judgment by Default may be rendered against you for relief demanded in the Complaint and Amended Complaint (if any). This action has been instituted for the purpose of foreclosing a Certificate of Tax Sale #23-0321, dated December 15, 2023, made by Vincent Buono, Collector of Taxes of the City of Plainfield, State of New Jersey to Yanchun Zhang and recorded in the Union County Clerk's office on April 2, 2024 in Book M15479 of Mortgages at Page 0222; to recover possession of and concerning real estate located at 812-14 Central Street, Tax Lot 01, Block 628, Plainfield, New Jersey. IN ORDER TO PRESERVE ANY EQUITY THAT MAY EXIST IN THE PROPERTY BEING FORECLOSED, THE OWNER OR THE OWNER'S HEIRS, SHALL HAVE THE RIGHT TO DEMAND, BY WRITTEN REQUEST TO THE SUPERIOR COURT OF NEW JERSEY, NO LATER THAN 45 DAYS AFTER BEING SERVED WITH THE FORECLOSURE COMPLAINT AND BEFORE THE DATE THAT THE FINAL JUDGMENT IS ENTERED, THAT THE HOLDER OF THE TAX SALE CERTIFICATE, FORECLOSE THE RIGHT TO REDEEM IN THE SAME MANNER AS A MORTGAGE, THROUGH A JUDICIAL SALE THROUGH THE OFFICE OF THE COUNTY SHERIFF.
