LAND USE BOARD BOROUGH OF NEPTUNE CITY MONMOUTH COUNTY, NEW JERSEY NOTICE OF HEARING PLEASE TAKE NOTICE that on the 24th day of February, 2026 at 7:00 p.m., a hearing will be held before the Borough of Neptune City Land Use Board at the Neptune City Borough Hall, Council Chambers, 106 West Sylvania Avenue, Neptune City, New Jersey on the application of Lawrence DelGuercio, Jr. for variances or other relief so as to permit the construction of a one-story building on the premises known as Lot 9, Block 116 as shown on the Official Tax Map of the Borough of Neptune City and located at 1 Oak Drive, Neptune City, New Jersey, in the HC zoning district. The following variances have been applied for: §111-16H: Two-way driveway minimum width of 25 ft. is required, where 16 ft. is proposed. §111-16D: Driveway side setback of 10 ft. is required, where 5 ft. is proposed. §111-13.D.2: Parking lot aisle width of 25 ft. is required, where 16 ft. is proposed. The following existing non-conformities will remain unchanged: §139-12: Minimum lot area of 10,000 sq. ft. is required, where 5,308 sq. ft. exists and is proposed. §139-12: Minimum lot frontage of 75 ft. is required, where 49.62 ft. exists and is proposed. §139-12: Minimum lot width of 50 ft. is required, where 49.62 ft. exists and is proposed.
