Public Notice NOTICE OF PUBLIC HEARING TOWNSHIP OF BERNARDS ZONING BOARD OF ADJUSTMENT PLEASE TAKE NOTICE that on Wednesday, March 4, 2026, at 7:30 P.M., in the Township of Bernards Warren Craft Meeting Room, in the Municipal Building, 1 Collyer Lane, Basking Ridge, New Jersey, the Zoning Board of Adjustment will hold a public hearing on the application of owner/applicant Andrew F. & Lindsay N. Hodgkins ("Applicants") for bulk "c" variance relief, in connection with the property located at 10 Colonial Drive, Basking Ridge, New Jersey, formally identified as Block 1804, Lot 2, on the Tax Maps of the Township of Bernards (the "Property" or the "Site"). The Site is located in the R-4 (Single Family Residential) Zone District and is improved with an existing single-family residence. Applicants are seeking to construct an inground swimming pool, patio and associated grading to create an outdoor living space. The Applicant is seeking continued relief for the following variances: Minimum Lot Area: required: 43,560 SF, existing and proposed: 31,245 SF; Minimum Lot Width: required: 200', and existing and proposed: 157.8'; and Minimum Front Yard Setback: required: 75', existing and proposed: 62'. The Applicant is seeking relief for the following new variance: Maximum Lot Coverage: permitted 15%, existing: 17.4%, and proposed: 20.9%. The Applicant further seeks any additional deviations, variances, waivers, exceptions, interpretations, de minimis exceptions to RSIS, modifications of conditions of prior approvals, continuation of any preexisting nonconforming conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and/or relief that may be determined to be necessary during the review and processing of the application and/or based upon an analysis of the plans and testimony at the PUBLIC HEARING on the Application.
