Public Notice NOTICE OF PUBLIC HEARING LONG HILL TOWNSHIP BOARD OF ADJUSTMENT YOU ARE HEREBY NOTIFIED that the undersigned Applicant has filed an application with the Long Hill Township Board of Adjustment for any variance(s), waiver(s) and/or exception(s) necessary for the for the conversion of the former Chase Bank branch in the Stirling section of the Township into a Dunkin' Donuts restaurant. The property is known as and located at 1300 Valley Road, Tax Block 11601, Lot 20, which is in the B-D Zone. A Use Variance is required because the Applicant wishes to utilize the existing drive up window for the proposed restaurant, which use is prohibited in all zones in the Township. A Bulk Variance may also be required for excessive lot coverage of 74.4% where 60% is permitted, although the proposed coverage represents a reduction (improvement) over the existing 75.6% lot coverage. Other existing non-conforming bulk conditions, all of which are proposed to remain unchanged, include: front and side yard setbacks and front and side yard parking buffers. With the exception of the aforementioned variances, the Applicant believes that no other variance, waiver or exception is required in order to grant the approvals requested. However, if the Board of Adjustment directs that additional variance(s), waiver(s) or exception(s) is/are needed, the Applicant may seek the same in accordance with such direction. A copy of the proposed plans and application are on file with the Secretary to the Board of Adjustment and are open for inspection during regular business hours at the office of said Secretary, which is located at 915 Valley Road, Gillette, New Jersey 07933. The application will be considered by the Long Hill Township Board of Adjustment on Tuesday, March 3, 2026 at 7:30 p.m. at the Long Hill Township Municipal Building, 915 Valley Road, Gillette, New Jersey 07933.
