PLANNING BOARD OF THE BOROUGH OF ROSELLE, NEW JERSEY NOTICE OF PUBLIC HEARING AND OPPORTUNITY TO BE HEARD REGARDING CONDEMNATION AREA IN NEED OF REDEVELOPMENT INVESTIGATION PLEASE TAKE NOTICE that on March 4, 2026, at 6:00 pm, the Borough of Roselle (the “Borough”) Planning Board (the “Planning Board”) will conduct a public hearing in the 1st Floor Court Room at Roselle Borough Hall, 210 Chestnut Street, Roselle, New Jersey 07203 to consider whether to recommend to the Borough Council that the properties identified as Block 405, Lots 2 and 6 on the Borough's Tax Maps (the “Study Area”) should be designated as a Condemnation Area in Need of Redevelopment in accordance with the Local Redevelopment and Housing Law, N.J.S.A. 40A:12A-1 et seq. (the “Redevelopment Law”). This public hearing is being held pursuant to the Redevelopment Law, which authorizes municipal governing bodies to designate certain areas as being in need of redevelopment. The Study Area is generally bounded on the North East by Linden Road and Thompson Avenue; on the North West by Block 405, Lot 1; on the South West by Block 405, Lots 6 and 7; and on South East by Block 405, Lots 3 and 5. PLEASE TAKE FURTHER NOTICE that you are privileged to be present at said public hearing to present any objections or support you may have and any other general comments relative to the Planning Board's investigation as to whether the Study Area should be designated an area in need of redevelopment. The resolution of the Borough Council authorizing and directing the Planning Board to undertake this investigation, the area in need of redevelopment investigation report prepared by Consulting Municipal Engineers Associates, and a map depicting the boundaries of the Study Area, along with a statement setting forth the basis for the investigation are o file with the Borough Clerk and the Planning Board at Borough Hall, 210 Chestnut Street, Roselle, New Jersey 07203, and all are available for inspection during normal business hours. Please contact the Borough Clerk's office to schedule an appointment, if and as necessary. PLEASE TAKE FURTHER NOTICE that once the Planning Board has made its recommendation, the Borough Council will consider whether to designate the Study Area as an area in need of redevelopment by resolution pursuant to the Redevelopment Law. Such a determination shall operate as a finding of public purpose, which authorizes the municipality to exercise all powers under the Redevelopment Law, including the power of eminent domain.
