NOTICE OF PUBLIC AUCTION
SALE OF MOBILE HOME
PLEASE TAKE NOTICE, that Ideal MHC, will conduct a public auction sale of a mobile home, more specifically identified as a 1991 HAM, bearing vehicle identification number 22110 521D, located at 3 Matt Street, Lot 272, Avenel, NJ 07001. The sale will be conducted on the 25th day of February, 2026 at 11:00 a.m.
This will be an open auction and the terms of the sale will require that:
A. The successful bidder must deposit a minimum of 20% of the successful bid price in cash or certified check immediately with the balance to be paid no later than two (2) hours after the conclusion of the bidding by cash or certified check. The successful bidder must also pay any sales tax and/or any other fees which must be paid to the New Jersey Division of Motor Vehicles in order to secure a new title from that agency.
B. The successful bidder must remove the mobile home from the premises of Ideal MHC within twenty-four hours of the conclusion of the bidding or, in the alternative, if the successful bidder intends to have the mobile home remain in the mobile home park, the successful bidder must be pre-qualified as a tenant for residency in the mobile home park before the bidding. The park imposes an owner/occupied rule which means the owner of the mobile home must reside in it. Subletting is prohibited.
C. The home will be sold "as is." Seller makes no representations regarding the condition of the home or any of its contents.
D. In the event the successful bidder defaults in any of the terms and conditions the
property will be immediately resold without further public advertisement.
