Public Notice of an application to the Little Falls Planning Board.

Minor Subdivision/Lot Line Adjustment:
The Map of The Little Falls Terrace Annex dated October 26, 1904 created four (4) Lots: Two on Mozart Avenue (9 Mozart Avenue- Block 3 Lots 8 & 9); and Two lots on Woodcliffe Avenue (239 Woodcliffe Avenue- Block 3, Lots 16 & 17). In 1953, a home was constructed on the Mozart Avenue lots. The lots on Woodcliffe Avenue have remained vacant. The applicant proposes a minor subdivision/lot line adjustment as shown on a map of minor subdivision prepared by George J. Anderson, LLC, a copy of which is on file with the Little Falls building and zoning department. The applicant proposes to construct a single-family home on the Woodcliffe Avenue lots.
 
There are Pre-existing Non-Conformities/Variances for both lots for the following: Lot Area and Lot Depth. There are variances for the existing home at 9 Mozart Avenue for front/rear yard set-back and building coverage. In addition, there are variances for the proposed newly constructed home on the Woodcliffe Avenue lots for front/rear yard set-back and building coverage.
 
The applicant is also requesting such other variances, waivers or exceptions the Board deems necessary to permit the minor subdivision and development of the property as reflected on the plans submitted as the same may be revised.

Any interested party may appear at the hearing and participate in accordance with the rules of the Planning Board. The application, plans and reports are now on file at the Building and Zoning Department located on the 2nd floor of 225 Main Street, Little Falls, NJ and may be viewed during regular business hours Monday through Friday.
