NOTICE TO ABSENT DEFENDANTS SUPERIOR COURT OF NEW JERSEY CHANCERY DIVISION MIDDLESEX COUNTY DOCKET NO. F-009290-25 (L.S.) STATE OF NEW JERSEY TO: AA ENTERPRISE NJ LLC YOU ARE HEREBY SUMMONED AND REQUIRED to serve upon WALDMAN & KAPLAN, P.A., attorneys for plaintiff, whose mailing address is 174 Nassau Street, Suite 313, Princeton, NJ 08542, telephone number (844) 899-4162, an answer to the Complaint in Foreclosure filed in a Civil Action in which AA ENTERRISE NJ LLC, is a defendant, pending in the Superior Court of New Jersey, Chancery Division, Middlesex County, under Docket No. F-009290-25, within thirty-five (35) days after the date of publication of this notice, exclusive of such date. This action has been instituted for the purpose of foreclosing a Mortgage dated August 16, 2024, in the amount of $461,500.00 made by Unitas Funding LLC, (hereinafter referred to as "Original Lender") which was recorded on September 6, 2024, in the Middlesex County Clerk's Office in, Book19540, Page 834, as Instrument Number 2024050701, and is not a purchase money mortgage. The lands and premises affected by this action and for which possession is sought are commonly known as 23 Beech Street, Edison, New Jersey 08817, also known as Lot 30.01 in Block 279 as shown on the Tax Map of the Township of Edison, County of Middlesex, State of New Jersey.
