Public hearing for garage expansion variance on March 3, 2026.

NOTICE TO BE PUBLISHED IN THE  SOUTH ORANGE MAPLEWOOD NEWS RECORD   PLEASE TAKE NOTICE that Alexander and Tessa Brockhoff (the "Applicants") have filed an application for development with the Zoning Board of Adjustment of the Township of South Orange Village.  A public hearing has been set down for March 3, 2026, at 7:00pm at the Main Stage Room in the South Orange Baird Community Center, 5 Mead Street, 3rd floor Loft Meeting Room, South Orange, New Jersey, 07079.  The subject property is commonly known as 262 Prospect Street, which is designated as Block 2205, Lot 27 on the Tax Map of the Township of South Orange Village (the "Property").  The Applicants are seeking variance relief for the proposed expansion of the existing garage to include two stories (an accessory structure). The second story will include a sauna, sitting area, office desk, full bathroom and storage closets. The Applicants do not intend to use the expanded garage as an accessory dwelling unit.  The Applicants seek the following variance relief:  1. Bulk variance relief for a proposed distance of 18.6 feet between the principal dwelling and the accessory garage, whereas the minimum required distance between a principal structure and an accessory structure is 20 feet;  2. Bulk variance relief for a proposed accessory structure height of 20 feet, whereas the maximum (not principal structure) permitted accessory structure height is 15 feet;  3 Bulk variance relief for a proposed lot coverage of 3,088 square feet, whereas the existing lot coverage is 3,126 square feet; and max permitted = 2,516.4 square feet.  4 Any other variances, waivers, exceptions, or other relief determined to be necessary.
