NOTICE OF PUBLIC HEARING PLANNING/ZONING BOARD BOROUGH OF ALLENHURST PLEASE TAKE NOTICE, that on Wednesday, March 18, 2026 at 7:30 p.m. at the Allenhurst Borough Hall, 125 Corlies Avenue, 2nd Floor, Allenhurst, New Jersey 07711, a hearing will be conducted by the Planning/Zoning Board of the Borough of Allenhurst on the Application of the Applicants, STEVEN BETESH and ELIZABETH BETESH for a Certificate of Appropriateness and Zoning Variance Approval, for renovations and alterations to the existing two story wood-framed single family residence and alterations to a second floor bathroom and stair to the existing attic. Habitable space and dormers are also proposed to be added to the existing attic. The property is designated as BLOCK 5, LOT 6 in the R-1 Zone on the Borough of Allenhurst Tax Map. The Applicant seeks the following variances from the Borough of Allenhurst Municipal Land Development Regulations: • Maximum lot coverage: 40% is required, whereas 49.4% exists and is proposed.(existing non-conformity condition). • Maximum building coverage: 20% is required, whereas 29.78% exists and is proposed (existing non-conformity condition). • Minimum rear setback: 30.0 feet is required (lot depth), whereas 25.50 feet (pergola) exists and is proposed (existing non- conformity condition).
