Township of Clinton Zoning Board of Adjustment NOTICE OF HEARING ON APPLICATION FOR DEVELOPMENT PLEASE TAKE NOTICE that on the 27th day of April 2026, at 7:00 pm, an in-person public hearing will be held before the Clinton Township Zoning Board of Adjustment (the "Board") in Council Chambers at the Public Safety Building, 1370 Route 31 North, Annandale, New Jersey, on the application for development (the "Application") filed by Goodwill Industries of Southern NJ and Philadelphia, Inc. (the "Applicant"). By way of the Application, the Applicant proposes to construct a drop-off, donation center on the property located at 235 Main Street, otherwise known and designated as Block 5, Lot 4 on the Clinton Township Tax Map (the "Property"). The Property is located in the Township's C-ROM Commercial Research, Office and Manufacturing Zone ("Zone"). The proposed use of the Property for a drop-off donation center would involve the drop off of items that the Applicant would transport to alternate locations for sale. This use is not specifically permitted in the Zone and therefore the Applicant is requesting the Board's approval of a use variance pursuant to N.J.S.A. 40:55D-70(d)(1) for the same. The Project also requires preliminary and final major site plan approval and the approval of variances pursuant to N.J.S.A. 4055D-70(c) from the minimum front yard setback requirements (100' required; 45.16' existing and 40' proposed at its greatest point along Route 22); the minimum side yard setback requirements (75' required; 43.87' existing and 35.23' proposed); the proposed wall mounted sign on the west side building faade, which is not permitted; and for the proposed 15 ft by 20 ft loading space, which does not comply with the Township's minimum 14 ft x 60 ft loading space requirement. The Project also requires the approval of variances pursuant to N.J.S.A. 4055D-70(c) for pre-existing, non-conforming conditions relative to minimum lot area requirements (217,800 sf required and 37,290 sf existing and proposed); minimum lot width (350' required and 199.99' existing and proposed) and maximum impervious coverage (40% permitted and 52.3% existing and proposed). Finally, the Applicant requests the approval of any and all other variance(s), exception(s) and/or other relief deemed necessary during the hearing relative to the Application so as to permit the development outlined herein. It is worthwhile to note that the Project, if approved, will replace the existing 35'/2.5 story building with a lower 20'/1.5 story building.
