PUBLIC NOTICE Please take notice that on May 13, 2026, in the Township of Berkeley Municipal Building at 627 Pinewald-Keswick Rd., Bayville, New Jersey, Township of Berkeley Zoning Board will hold a hearing on the application of the undersigned at which time and place all interested parties will be given an opportunity to be heard. Said meeting will take place at 6:30 p.m. The premises in question are located in the R-64 Zone District, at Block 1564, Lot 12 on the Berkeley Township Tax Map and are more commonly known as 225 Cypress Drive, in the Township of Berkeley, County of Ocean, State of New Jersey. The applicant is seeking variances necessary to elevate and expand an existing single-family dwelling on the lot. Applicant will seek relief from the development regulations as follows: A side yard setback of 7 ft is required, whereas 6.6 ft is proposed to the dwelling. A combined side yard setback of 18 ft is required, whereas 15.7 ft is proposed to the dwelling. A rear yard setback of 20 ft is required, whereas 15.2 ft is proposed to the rear deck. Stairs shall not exceed 6 ft in the side yard setback, whereas 12 ft is proposed. A lot area of 6,400 sf is required, whereas 3,200 sf exists. A lot width of 80 ft is required, whereas 40 ft exists. Applicant will also seek any and all other variances and/or design waivers which may be requested or required by law. A copy of said application and supporting documents are on file with the Secretary of the Berkeley Township Zoning Board at 627 Pinewald-Keswick Rd., Bayville, New Jersey, and may be inspected during normal business hours in the Office of the Zoning Board by all interested parties prior to said meeting.
