BOROUGH OF BELLMAWR JOINT LAND USE BOARD
NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE that Bassen Company, LLC (the "Applicant") submitted an application (the "Application") to the Borough of Bellmawr Joint Land Use Board (the "Land Use Board") for conditional use and minor site plan approval for the property identified on the Tax Map of the Borough of Bellmawr as Block 49.05, Lot 6.01 and commonly known as 715-717 Creek Road (715 Creek Road), Bellmawr, New Jersey 08031 (the "Property" or "Subject Property"). The Property is presently located in the Light Industrial Zoning District ("LI Zone") under the Cannabis Overlay (the "Cannabis Overlay Zone") within the Borough of Bellmawr (the "Borough").
The Applicant is seeking conditional use and minor site plan approval to utilize a portion of the Subject Property in connection with the Applicant's cannabis processing business, which is presently an approved and permitted use within the Cannabis Overlay Zone. The facility will operate Monday through Sunday 8:00 a.m. to 7:00 p.m. with six (6) total employees working at the Subject Property and four (4) sales representatives working off-site. The following variances for conditional use and pre-existing non-conforming conditions are being requested from the following sections:
- Section 260-60(1) Conditional Use - Due to the existing conditions of the site, all standards cannot be met therefore a D (3) Conditional Use Variance is requested as part of the application proposing the use of a Class 2 Cannabis processing facility in the LI Zone.
- Section 260-57(D)(1) Minimum Side Yard Setback ? 10 feet is the required minimum side yard setback per ordinance standard where the pre-existing non-conforming side yard is 5.7 feet.
- Section 260-57(E) Minimum Rear Yard Setback ? 10 feet is the required minimum rear yard setback per ordinance standard where the pre-existing non-conforming rear yard is 3.3 feet.
- Section 260-60.1(D)(2) Minimum Lot Area for Cannabis Establishment ? 2.5 acres is the required minimum lot area for cannabis establishments per ordinance standards where 0.64 acres is the existing lot area.
- The Applicant request any and all other variances as may be required by the Borough of Bellmawr Joint Land Use Board and/or its professional consultants for any other site conditions.
The Applicant proposes the requested relief will enable the Property to be put to productive use and to be improved and utilized in a manner compatible with and complementary to the surrounding area. Additional testimony in support of the requested relief will be provided at the hearing.
The Applicant reserves the right to request any and all variances, waivers, and/or other relief that may be required after review of the Application by the Land Use Board and its professional staff, or that otherwise may be necessary. This is a continuing Notice and the Application may be postponed or adjourned to another meeting of said Land Use Board without any further notice being required.
A public hearing of this Application (the "Public Hearing" or "Hearing") will be held before the Borough of Bellmawr Joint Land Use Board on May 4, 2026 at 7:00 P.M. The Joint Land Use Board's public meetings will be held in the Bellmawr Municipal Building located at 21 E. Browning Road, Bellmawr, New Jersey 08031.
At the time of the Public Hearing, anyone may appear individually or by attorney, and present any objection which they may have to granting this Application. The Application, any maps, and/or documents for which approval is sought are available for examination in the Office of the Land Use Board Secretary during normal business hours.
