TOWN OF CLINTON LAND USE BOARD NOTICE OF PUBLIC HEARING Applicant: Route 12 Wash & Gas, Inc. d/b/a Shammy Shine Car Washes TO WHOM IT MAY CONCERN; In compliance with the New Jersey Municipal Land Use Law, the General Ordinances of the Town of Clinton and the Rules and Regulations of the Town of Clinton Land Use Board. PLEASE TAKE NOTICE that on Tuesday, May 5, 2026 at 7:00 p.m. at the Town of Clinton Municipal Building, 43 Leigh Street, Clinton, New Jersey 08809, the Town of Clinton Land Use Board will hold a public hearing on the application described below, at which time and place all interested persons will be given an opportunity to be heard in person only. The property that is the subject of this application is 86 West Main Street (also known as Block 6, Lot 1) in the Town of Clinton, Hunterdon County, New Jersey (the “Property”). The Property are located in Town's Highway Oriented Commercial (“C-3”) District. The Application is for improvements to modify the building façade, raising the roof elevation and install new non-conforming signage. The Applicant seeks minor site plan approval and the approval of the following variances: 1. The maximum height of a ground sign is 6' and the Application proposes 15.2' 2. The maximum width of a ground sign is 6' and the Application proposes 9.83' 3. The minimum setback from any property line for a ground sign is 10' and the Application proposes 6' 4. §88-64.B(5)(a) – Internal illumination shall be prohibited. All signs shall be lit from an exterior source. The proposed sign includes internal illumination. 5. §88-64.E(6)(g) – Ground signs shall have plantings entirely surrounding the base of the sign. 1. Planting area shall be provided at a ratio of 2 square feet of planting area for every one square foot of sign area. 2. Plantings shall consist of low shrubs and groundcover. 3. The Applicant has not depicted any such plantings on the plan but is willing to work with the Board and its professionals to incorporate the same. The Applicant reserves the right to supplement this application and/or seek at the time of hearing such other approvals, interpretations, variances, exceptions and/or waivers as may be deemed necessary by the Applicant, the Board and/or its professionals.
