TOWN OF KEARNY ZONING BOARD OF ADJUSTMENT MUNICIPAL BUILDING 410 KEARNY AVENUE KEARNY, NEW JERSEY 07032 NOTICE TO PROPERTY OWNERS AND OTHERS ENTITLED TO SERVICE PLEASE BE ADVISED, that an application has been filed with the Town of Kearny Zoning Board of Adjustment on behalf of 604 Schuyler Associates LLC (the Applicant) seeking Use Variance pursuant to N.J.S.A. 40:55D-70(d)1 to permit a residential use in the M Zone and Preliminary and Final Site Plan approval pursuant to N.J.S.A. 40:55D-46 and 50 for the redevelopment of property located at 604 Schuyler Avenue, also known as Block 150, Lot 1 on the Tax Map of the Town of Kearny. The Applicant proposes to renovate the existing building and add a two-story addition to construct forty-two (42) new dwelling units along with new parking areas to service the residential units. There are two proposed parking structures, one off Schuyler Ave that will contain fifty-one (51) parking spaces and one off Rizzolo Road which will contain thirteen (13) for a total of sixty-four (64) physical spaces for the entire development with a total of sixty-eight (68) parking spaces when including the statutorily permitted credit for EV spaces. The Applicant also seeks bulk variance relief pursuant to N.J.S.A. 40:55D-70(c) for the following: to allow lot coverage of 98.01% where 90% is permitted and for building height where 63.77 feet is proposed and 60 feet is permitted. Applicant also seeks design exceptions for landscaping and buffering where none exist on the site and none are proposed. Finally, the Applicant seeks a de minimis exception from the Residential Site Improvement Standards for parking where 77 spaces are required and 68 (including the above mentioned EV Credit) are proposed. The Applicant may also apply for such bulk variance relief, exceptions, interpretations, waivers, permits, approvals, or licenses that are deemed necessary or appropriate by the Applicant or the Board, and which may arise during the course of the hearing process, and in such cases deem the Application amended as necessary. This application is now on the Board's calendar and a public hearing has been ordered for May 5, 2026 at 7:30 P.M. in the Town Hall, 402 Kearny Ave, Kearny New Jersey 07032.
