PUBLIC NOTICE PLEASE TAKE NOTICE that OAK VINE ESTATES, LLC has applied to the Lakewood Township Planning Board for Preliminary and Final Major Subdivision approval on property known as Block 1005, Lots 1 & 4 for the creation of 13 lots consisting of 6 duplex units and 1 commercial building. The project has frontage along Oak Street, Elroy Street & Halsey Street and is situated in the HD-7 (Highway Development Zone). The applicant is hereby requesting the following variances: Minimum Lot area for proposed new Lot 1.01 as 0.486 acres is proposed where 1 acre is required; Minimum Lot width for proposed new Lot 1.01as 134 feet is proposed where 150 feet is required; Minimum Front Yard Setback for proposed new Lot 1.13 as 15 feet is proposed where 75 feet is required; Minimum Front Yard Setback for proposed new corner Lots 1.02 & 1.09 as they propose a second frontage of 18 feet where 25 feet is required; Minimum Side Yard Setback for proposed new Lots 1.03, 1.04, 1.05, 1.06, 1.07, 1.08, 1.10, 1.11 & 1.12 as 5 feet is proposed where 7 feet is required; Minimum Side Yard Setback for proposed new Lot 1.01 as 10 feet is proposed where 30 feet is required; Minimum Rear Yard Setback for proposed New Lot 1.01 as 10 feet is proposed where 50 feet is required.
