LEGAL NOTICE PLEASE TAKE NOTICE, that on the 26th day of March, 2026, at 7:30 p.m., a hearing will be held before the Lambertville Zoning Board of Adjustment on the application of Lambert Warehouse, LLC (Owner of 4 Coryell Street, Block 1022, Lots 10 and 11), Lambert Lighting, LLC (Owner of 10 Coryell Street, Block 1030, Lot 12), and 12 Coryell Street, LLC (Owner of 12 Coryell Street, Block 1030, Lot 11) for approval of the following: 1. 4 Coryell Street contains the Finkle's warehouse building and a parking lot. Applicant is keeping the warehouse but proposing removing a portion of the easterly side of the warehouse to add additional parking. The parking lot at 4 Coryell Street will be used for the warehouse use and as accessory parking for 10 Coryell Street and 12 Coryell Street. 30 spaces will be allocated to the Strand Theater at 12 Coryell Street, 11 spaces will be allocated to the retail uses at 10 Coryell Street, and 4 spaces will be allocated to a new two-bedroom apartment (formerly office space) on the second floor of 10 Coryell Street. Applicant is also proposing using this parking lot as public parking when not in use by the Strand Theater. 2. 10 Coryell Street contains the former Finkle's lighting store. Applicant is not proposing to change the retail use of this lot other than utilizing approximately 300 square feet of the lighting building as the main means of ingress to the Strand Theater, to mitigate noise on Coryell Street around the residential properties east and south of the Strand. 3. 12 Coryell Street contains the Strand Theater. Applicant is proposing a certified historic rehabilitation of the building and an expansion in the rear and westerly side of the building. Applicant intends to use the Strand building and the lighting store for an event space which will host movies, recitals, community events, art shows, charity fundraisers, and private gatherings, including weddings and corporate events. With a maximum capacity of 150 guests, the space will offer food and beverage service, including alcohol, making it an adaptable and vibrant venue for a variety of uses. Applicant requires the following variances for the above uses: 1. Use variance for 10 Coryell Street to allow for an event space at the property, a use not expressly permitted in the zone (Z-406.1). 2. Use variance for 12 Coryell Street to allow for an event space at the property, a use not expressly permitted in the zone (Z-406.1). 3. Use variances for 4 Coryell Street to allow applicant to utilize this lot for accessory parking for the Strand, the apartments, the warehouse and the lighting store and for public parking when not in use for the Strand theater. This requires relief from code sections Z-508, Z-406.1, Z-406.7(G)(Off-tract parking) and Z-509.2 (which permits principal use of parking on a lot by the city only). 4. Use variance for the warehouse on 4 Coryell Street due to structural alteration of a pre-existing non-conforming use in the zone (Z-406.1 and Z-508). 5. Variances for rear yard setbacks required on 4 Coryell Street and 10 Coryell Street. 6. Site plan waiver. 7. The applicant will also seek such additional variances, permits, approvals and waivers the Board deems necessary or expedient for the above uses. PLEASE TAKE FURTHER NOTICE, that the subject sites are located at 4 Coryell Street, 10 Coryell Street, and 12 Coryell Street, Lambertville, NJ 08530, and designated as Block 1022, Lots 10 and 11, Block 1030, Lot 12, and Block 1030, Lot 11 on the City Tax Map. This application is on the Board's calendar, and a public hearing has been ordered for March 26, 2026, at 7:30 p.m. at the Justice Center, 25 South Union Street, Lambertville, New Jersey 08530.
