NOTICE OF APPLICATION TO THE VILLAGE OF LOCH ARBOUR PLANNING BOARD NOTICE is hereby given that the undersigned has applied to the Village of Loch Arbour Planning Board to amend the applicants' prior approvals to alter/construct a rear addition, remodel the existing home, construct a ½ story addition, and install a pool, along with making changes to the exterior of the lot. The property is located at 210 Euclid Avenue, Loch Arbour, New Jersey 07711, which is also designated as Block 4, Lot 10 on the Loch Arbour Tax Map. The property is located in the Residential Zone. Applicants make this application pursuant to N.J.S.A 40:55D-70 et seq., the New Jersey Municipal Land Use Law, and the Loch Arbour Zoning Ordinance for Bulk variance approval as may be required, as well as requesting a Certificate of Appropriateness. By Resolutions from June 2025, the Applicants were approved for the following Bulk Variance relief: 1. Minimum Lot Width – 75' required whereas 50' is existing and to remain. 2. Minimum Lot Area – 7,500 sq.' required whereas 7,125 sq.' is existing and to remain 3. Side yard setback – 5' required whereas 4.5' along the westerly side is existing and is proposed to remain for what is existing, but will confirm to the setback requirement with what is being added. 4. Location of a shed in a rear yard setback area for shed/accessory structures, which is proposed to remain, though encroaching onto a neighbor's property by 0.6'. 5. Maximum Building Coverage – 20% permitted whereas 31.1% is existing and is proposed for the existing conditions and including the alteration/addition. 6. Maximum Total Lot Coverage – 40% is permitted and 47.9% is existing, whereas the Applicants agreed to reduce the total impervious coverage to 45.4% inclusive of a credit available in the Ordinance not to exceed 500 square feet for the installation of permeable pavers. The applicants do not think the proposed revisions to the plans modify the bulk variance relief previously approved by the Planning Board's June 2025 Resolution, but the Applicants seek any other variances, waivers and/or approvals, including but not limited to Bulk variances for side, rear or front yard setback to principal or accessory dwellings or structures, or distance between principal structures and accessory structures; building coverage variance; impervious/lot coverage variance; off-street parking and/or driveway requirement variances; or other variances that may be interpreted under the Ordinance as may be required or identified pursuant to the Village of Loch Arbour Planning Board Application as a result of the proposed changes proposed in the amended plans submitted to the Village Of Loch Arbour Planning Board. Applicants also received Certificate of Appropriateness approval in June 2025 for the historic architectural features and requirements in the Village's Ordinances, including but not limited to approval for the proposed railings, columns, roof, windows, staircases, paneling and trim, along with the materials for same, and any other review for the issuance of a Certificate of Appropriateness, which was approved by Resolution in June 2025. 7. The applicants also now seek approval for amendments to the Certificate of Appropriateness approved by resolution of June 2025, to the extent determined to be necessary by the Planning Board and its professionals. The changes proposed include but are not limited to modifications to the first-floor porch depth, front wall of living space, columns, front door and stair locations, windows and arrangement of windows, and roof designs and pitch. An in-person hearing on this application may be held by the Loch Arbour Planning Board at the Loch Arbour Municipal Building, 550 Main Street, Loch Arbour, New Jersey 07711 on May 13, 2026 at 7:00 p.m., or at a later date without further notice if adjourned by the Planning Board at this meeting.
