NOTICE OF DECISION CITY OF LONG BRANCH ZONING BOARD OF ADJUSTMENT COUNTY OF MONMOUTH, STATE OF NEW JERSEY PLEASE TAKE NOTICE that on Monday, April 27, 2026, the City of Long Branch Zoning Board of Adjustment (the "Board") adopted a resolution of approval (the "Resolution") memorializing the Board's grant of amended preliminary and final major site plan approval, with ancillary "bulk" or "c" variance relief, and "d(5)" variance relief (the "Approval"), to Jemal's Church Street School, LLC (the "Applicant"), for that certain real property commonly known as 465 Church Street, Long Branch, NJ and formally identified as Lot 11 in Block 469 on the City of Long Branch tax map (the "Property"). The Approvals, among other items, permitted the adaptive reuse of the former school building on the Property into a multi-family residential development, consisting of twelve (12) units, together with associated site improvements, customary and ancillary to the current use. The Approval permits certain as-built conditions on the Property, which includes, but are not limited to, the addition of two (2) residential units on the ground floor level and certain minor building modifications resulting therefrom. A copy of the Resolution (and supporting documentation) is on file with the Board in the office of the Board Secretary.
