PUBLIC NOTICE TOWNSHIP OF MANNINGTON PLANNING BOARD NOTICE OF PUBLIC HEARING PLEASE TAKE NOTICE that Ish Real Estate, LLC (the "Applicant") submitted an application (the "Application") to the Township of Mannington Planning Board (the "Planning Board") for approval of a use variance for the property identified on the Tax Map of the Township of Mannington as Block 63, Lot 23 and commonly known as 139 Route 45, Mannington Township, New Jersey 08079 (the "Property" or "Subject Property"). The Property is presently located in the General Commercial ("GC Zone") within the Township of Mannington (the "Township"). Pursuant to the Municipal Land Use Law, N.J.S.A. 40:55D-1 et seq., this Notice is being sent to you as an owner of property in the immediate vicinity of the Applicant's Property. The Applicant submitted a use variance application requesting relief from Section 70-33(Attachment 4) to operate an existing auto repair shop for personal use on the Property. Due to the existing lot having pre-existing non-conforming conditions relief is requested from the following sections: Section 70-33(Attachment 1) the required minimum lot depth is 175 feet per ordinance standard where the preexisting nonconforming lot depth is 59+/- feet Section 70-33(Attachment 1) the required minimum front yard is 50 feet per ordinance standard where the preexisting nonconforming front yard is -9.65 feet Section 70-33(Attachment 1) the required minimum side yard is 20 feet per ordinance standard where the preexisting nonconforming side yard is 19+/- feet Section 70-33(Attachment 1) the required maximum impervious coverage is 35% per ordinance standard where 35.8% is the preexisting nonconforming Any and all other variances as may be required by the Township of Mannington Planning Board and/or its professional consultants for any other existing site conditions. The Applicant proposes the requested relief will enable the Property to be put to productive use and to be improved and utilized in a manner compatible with and complementary to the surrounding area. Additional testimony in support of the requested relief will be provided at the hearing. The Applicant reserves the right to request any and all variances, waivers, and/or other relief that may be required after review of the Application by the Planning Board and its professional staff, or that otherwise may be necessary. This is a continuing Notice and the Application may be postponed or adjourned to another meeting of said Planning Board without any further notice being required. A public hearing of this Application (the "Public Hearing" or "Hearing") will be held before the Township of Mannington Planning Board on May 14, 2026 at 7:00 P.M. The Planning Board's public meetings will now be held at the Ware Agricultural Office Complex located at 51 Cheney Road, Woodstown, New Jersey 08098. At the time of the Public Hearing, anyone may appear individually or by attorney, and present any objection which they may have to granting this Application. The Application, any maps, and/or documents for which approval is sought are available for examination in the Township's Planning Office during normal business hours.
