BOROUGH OF MILLTOWN PLANNING BOARD PUBLIC HEARING NOTICE PLEASE TAKE NOTICE that the undersigned applicant has applied to the Planning Board of the Borough of Milltown for the following development approval: Applicant: Jonathan Ricablanca Property Location: 349 N. Main St, Milltown, NJ 08850 Block/Lot: Block 7, Lots 14 & 15 Zone: R-4 Residential Zone The applicant is seeking Bulk Variance approval to permit the following: Owner Jenny Augustine and partner Jonathan Ricablanca plan to demolish the existing detached garage and portion of existing patio to construct a new detached garage with a bathroom and a storage loft on the 2nd floor. Other improvements to the yard include an inground pool, new paver patio, walkways, and landscaping. The application includes requests for the following variances and/or relief: 1. Excessive Building Height (Accessory) Accessory buildings are permitted to be a maximum of 15' in height, where the proposed new garage / accessory building is approximately 16' in height. 2. Insufficient Parking One garage parking space is proposed along with a driveway that measures 15 feet in depth from the garage to the property line. The asphalt apron between the property line and the street line measures an additional approximately 9 feet, so there is ample practical space to accommodate a vehicle, but per RSIS and the Borough Code, parking stalls are required to have a depth of 18 feet, which is not provided on the property. 3. Insufficient Fence Setback The existing / proposed 6' tall fence is required to be setback 10 feet from the front property line associated with the "side" street on a corner lot. The existing fence encroaches about 2 feet into the right-of-way and the proposed fence will increase the encroachment.
