NOTICE OF DECISION
Pursuant to NJSA 40:55D-10(i)
PLEASE TAKE NOTICE that the Zoning Board of Adjustment of the Township of Ocean ("Board") did, on the 16th day of April, 2026, formally adopt a Resolution memorializing the action of the Board taken at its February 19, 2026 meeting granting Michael Roshanzamir ("Applicant") an approval in part and issuing a denial in part with regard to property known as Lot 3 in Block 55 as shown on the Official Tax Map of the Township of Ocean and located at 130 Roseld Avenue, Ocean Township, New Jersey.
The approval permits Applicant to maintain existing nonconformities which resulted from certain construction deviations from previously approved plans for the construction of for two accessory buildings (cabana and bathroom structure). In conjunction with the approval, the Applicant was granted bulk variance relief pursuant to NJSA 40:55D-70c for side yard (west) setback to cabana of 9.7 feet, whereas a minimum of 10 feet is required. The Board denied Applicant's request for a rear yard setback variance in order to construct a connecting roof between the cabana and bathroom structure.
PLEASE TAKE FURTHER NOTICE that the Resolution and the materials relied upon by the Board at the meetings of February 19, 2026 and April 16, 2026 are on file at the office of the Board located at 399 Monmouth Road, Oakhurst, New Jersey.
