ZONING BOARD OF ADJUSTMENT OF THE TOWN OF PLAINFIELD NOTICE OF HEARING NOTICE OF PUBLIC HEARING In accordance with the Ordinances of the City of Plainfield and the Statutes of the State of New Jersey, please take notice that an Application for Development (Number: ZBA 2026-01) located in the R-3 Moderate/Low Density Residential Zone, on the premises known as 421 Brook Court, Plainfield, New Jersey (Block Number 322, Lot 24) has been submitted by Armando Chacha, 421 Brook Court, Plainfield, New Jersey 07060. The applicant seeks variance relief to permit the construction of a 200 square foot one-story addition over a portion of an existing one-story section of a single-family dwelling. Specifically, the applicant seeks confirmation of existing non-conforming bulk conditions related to: minimum lot area (8,858 square feet existing/proposed); minimum lot width (48 feet existing/proposed); minimum lot frontage (48 feet existing/proposed); minimum lot depth (97.5 existing/proposed); minimum single side yard setback (4.8 existing/proposed); and minimum combined side yard setback (22.5 feet existing/proposed). The applicant is also seeking such other variances, waivers and other relief that the Board may deem necessary.
