PLEASE TAKE NOTICE that on the 7th day of May, 2026, at 7:30 p.m., a hearing with be held before the Riverdale Planning Board/Zoning Board of Adjustment on the appeal or application of the undersigned for the following relief for the Riverdale Zoning Ordinance: The Applicant seeks approval from the Riverdale Planning Board to construct a new single-family dwelling which is fully conforming to the bulk requirements; however, in order to construct a new septic system that is compliant to NJDEP requirements (NJAC 7:9A), variance relief is required from Riverdale Borough Code §145 "Steep Slopes" and Riverdale Borough Code §168-34 "Walls." The location suitable for a septic system requires the disturbance of slopes greater than 15% and requires the construction of retaining walls exceeding six (6') feet maximum allowed within back and side yards. The Applicant also seeks approval to construct a detached pole and frame storage building having dimensions of 80 feet by 40 feet (3,200 square feet). Variances are required from Schedule D of Riverdale Borough Code §168-11 to exceed the Accessory Building Coverage; 9.984% of the Lot Area is proposed where the maximum allowable is 4.0% (1,282 square feet). In addition, the storage building requires a building height variance to allow 20.2 feet, as measured to the middle of the gable, where a maximum of 14.0 feet is allowed. with regard to premises located at 24 Post Lane designated as Block 18, Lot 14.02 on the Borough Tax Map. The application and all relevant maps and papers are on file in the office of the Planning Secretary, and are available for inspection during normal business hours.
