ZONING BOARD OF ADJUSTMENT OF THE TOWN OF SECAUCUS NOTICE OF HEARING NJSEA File #: 24-291 PLEASE TAKE NOTICE that on May 11, 2026, beginning at 7:00 p.m., and thereafter on such dates as such hearing may be continued, the Zoning Board of Adjustment of the Town of Secaucus ("Board") will hold a public hearing in Chambers II of the Town of Secaucus Town Hall, located at 1203 Paterson Plank Road, Secaucus, New Jersey 07094, on the application of CoreSite Real Estate NY4 LLC ("Applicant") for preliminary and final major site plan approval, a zoning certificate, and three (c) bulk variances to demolish the existing industrial building and construct a new approximately 446,761-square-foot building for data center and accessory office use for the property located at 215 County Avenue, Secaucus, New Jersey 07094 and designated on the Secaucus tax maps as Block 30, Lot 9 (the "Property"). The project is colloquially named NY4. The Property is located in the Light Industrial A (LI-A) Zoning District on the zoning map for the New Jersey Sports & Exposition Authority ("NJSEA"). The application requires two bulk variances pursuant to N.J.S.A. 40:55D-70.c. from N.J.A.C. 19:4-8.4(a), Table 8-1 to permit (i) 70 parking spaces where a minimum of 385 parking spaces are otherwise required and (ii) 2 loading spaces where 3 loading spaces are otherwise required. The application also requires a bulk variance pursuant to N.J.S.A. 40:55D-70.c. from the screening requirements in N.J.A.C. 19:4-8.9(d)6.iv. for the west side of the building, which has existing vegetation. As part of the application for the project, the Applicant is also seeking preliminary and final major site plan approval and a zoning certificate approval from the Town of Secaucus Engineering Department. While the Applicant believes that, except as stated above, its application is in conformance with the applicable requirements of the District Zoning Regulations of the Hackensack Meadowlands District and the Code of the Town of Secaucus, it hereby requests any other variances, waivers, deviations, amendments, exceptions, interpretations, permits, appeals, and/or approvals from the District Zoning Regulations of the Hackensack Meadowlands District and the Code of the Town of Secaucus as may be required for the project, as may arise during the review and/or processing of the application, during the course of the public hearing(s), and/or at the request of the Board. At the hearing, all interested parties will be given the opportunity to be heard, personally or represented by agent or attorney.
