LEGAL NOTICE PLEASE BE ADVISED that Two Jay Realty, LLC (the “Applicant”) has made application to the Wall Township Planning Board for the property known as Block 811.10, Lot 17.01, which property is also known as 2415 Route 35, Wall Township, Monmouth County, New Jersey (the “Property”). The Property is located in the HB-40 (Highway Business Zone). The Property consists of approximately 283,321 square feet or 6.50 acres. The Property is improved with a Volvo automobile dealership. The Applicant is seeking Preliminary and Final Major Site Plan Approval in connection with the proposed 1,033 +/- square foot addition to the existing service building and to renovate the building into a Polestar showroom and detail building. Variance relief is requested as follows: • 140, Attachment 1, Schedule of Zone Requirements: Proposed front yard setback of 33.5 feet, where a minimum of 50 feet is required. This is an existing condition not being exacerbated. • 140-226(B): Four proposed building signs, where a maximum of one is permitted. This is an existing condition. • 140-226(B): Proposed total area of building signage of 120.5 square feet, where a maximum of 50 square feet is permitted. (Note: The existing total area of building signage is 86.9 +/- square feet, which was previously approved.) • 140-227(B): Proposed wall sign clearance of 5.47 +/- feet, where a minimum of 10 feet is required. • 140-227(E)(1): Proposed freestanding sign area of 190.17 +/- square feet, where a maximum of 150 feet is permitted.
