PUBLIC NOTICE NOTICE OF DECISION TOWNSHIP OF WASHINGTON PLANNING BOARD PLEASE TAKE NOTICE that the Township of Washington Planning Board, Gloucester County (the "Board") adopted Resolution #2026-18 (the "Resolution") on April 21, 2026, memorializing its decision on March 17, 2026, approving Application #0286 by Toxaway Automotive Turnersville, LLC ("Applicant") concerning development of property designated on the Township of Washington tax map as Block 196.01, Lot 2.02, having a street address of 5500 Route 42 (the "Property"). The Property is located in the HC Highway Commercial District. The Board granted preliminary and final major site plan approval to demolish the existing vacant former fast-food restaurant building on the Property, and construct a new, approximately 1,705 square foot building with three service bays to house a Take 5 Oil Change facility, together with parking, lighting, landscaping, a new trash enclosure, and other site improvements, including a sidewalk along the frontage. No changes to site access are proposed. In addition to preliminary and final major site approval, the Board also granted the following "c" variances: (i) from 285-196.I., concerning minimum number of parking spaces, to provide 12 parking spaces where 17 parking spaces are required; (ii) from 285-231.C. to permit three (3) facade signs, where two (2) are permitted, having an area of approximately 69.6 square feet where 40 square feet is permitted; (iii) from 285-231.B. to permit a freestanding sign with an area of 66 square feet where 50 square feet is permitted; (iv) from 285-231.C. to permit a facade sign with a height of 5 feet where 3 feet is permitted; (v) from 285-225.B.(6) concerning maximum address sign area, to permit 3 square feet where 2 square feet is permitted; and (vi) from 285-230.B.(5) concerning sign setback from property line, to permit a monument sign with a setback of 5 feet where 10 feet is required. The Board also granted the following design standard exceptions (also known as design waivers): (i) from 220-19.E.(5) to permit approximately 18.5% of ground floor level with windows (fenestration) where 30% is required; (ii) from 220-21.B.(6) to permit parking in the front yard where parking is not permitted; (iii) from 220-27.B.(15) from providing required irrigation; (iv) from 220-36.C. concerning parking lot shade trees (Applicant to work with Board Planner to arrive at an acceptable proposal); (v) from 220-31.C.(1) concerning parking lot screening (Applicant to work with Board Planner to arrive at an acceptable design); (vi) from 220-37 to permit payment of a fee in lieu of installing a sidewalk along the Route 42 frontage within the island at the southwest corner of the site adjacent to the egress driveway, where doing so is not feasible due to an existing freestanding sign on the adjacent property; and (vii) from 220-40.D.(2) to permit the required shade trees to be placed in other locations rather than along the street spaced 30 feet apart. The Resolution is on file in the Board's office located in the Municipal Building, 523 Egg Harbor Road, Sewell, New Jersey, and will be available for public inspection during regular business hours, which are typically 8:30 a.m. to 4:30 p.m. on business days.
