NOTICE OF DECISION
Pursuant to N.J.S.A. 40:55D-10(i)
PLEASE TAKE NOTICE that the Zoning Board of Adjustment of the Borough of West Long Branch ("Board") did, on the 21st day of April, 2026, formally adopt a Resolution memorializing the action of the Boardtaken at its March 17, 2026 meeting granting Moses and Yvette Nasar ("Applicants") approvals regard to property known as Lot 216.01 in Block 60 as shown on the Official Tax Map of the Borough of West Long Branch and located at 304 Wall Street, West Long Branch, New Jersey ("Property").
The approval permits Applicants to maintain a majority of the improvements, including a house, garage, accessory structures and site improvements, constructed on site originally with permits, but which zoning permit has since been rescinded.
In conjunction with the approval, the Board granted bulk variance relief pursuant to NJSA 40:55D-70.c for:
Total lot coverage of 34.19%, whereas a maximum of 30% is permitted.
Accessory structure rear yard lot coverage of 29.3%, whereas a maximum of 25% is permitted.
House combined side yard setback of 49.9 feet, whereas a minimum of 50 feet is required.
Garage area of 1,267 square feet, whereas a maximum area of 500 square feet is permitted.
Total accessory building area of 1,433 square feet, whereas a maximum of 700 square feet is permitted.
