In pursuance of a judgment of foreclosure and sale granted in the above entitled action and entered in the office of the Clerk of the County of Columbia on the 5th day of September, 2025, I, Christopher A. Montalto, Esq., the undersigned Referee in said judgment named, will sell at public auction at the lobby of the Columbia County Courthouse, 401 Union Street in the City of Hudson, New York, on the 10th day of March, 2026, at 10:30 o'clock in the forenoon, the premises described in Schedule A attached hereto and made a part hereof.




Approximate amount of Judgment is $674,573.54, plus costs and interest.

Beginning at a point which is the Northwest corner of Lot #8 on a map entitled “Orchard Park Subdivision”, which map was made by F. Robert Brew, N.Y.S.P.E. & L.S. #39878, dated July 10, 1977 and filed in the Columbia County Clerk’s Office on May 11, 1979, as Map #6609 and thence the following courses and distances:

Commencing at an iron stake recovered at the southeasterly corner of the parcel herein to be described, said point of beginning being at the common junction of lands now or formerly of Charles H. Weissman, and at lands now or formerly of Ronald J. Pinkowski, running thence along said land of Pinkowski on a bearing of N 83 ° 47’ 00” W, a distance of 465.00 feet to a point at the junction of lands now or formerly of Endryck; thence running along lands now or formerly of said Endryck and lands now or formerly of Wagner on a bearing of N 61 ° 35’ 44” W, a distance of 551.52 feet to an iron stake at the junction of other lands of Pinkowski; running thence along same on a bearing of N 12 ° 02’ 00” E, a distance of 52.11 feet to an iron stake set; thence continuing through lands of said Weissman on the following three (3) courses: S 61 ° 35’ 44” E, a distance of 556.41 feet to an iron stake set; thence S 83 ° 47’ 00” E, a distance of 451.28 feet to an iron stake set; thence running S 01 ° 44’ 15” W, a distance of 50.15 feet to the point or place of beginning.

All that piece or parcel of land, situate, lying and being in the Town of Kinderhook, County of Columbia and State of New York, herein bounded and described as follows:

Commencing at an iron stake recovered in the southeasterly corner of the parcel herein to be described, said point of beginning being at the common junction of lands of Weissman and the westerly roadline of a County of Columbia highway referred to as County Route 28B, thence running from said point of beginning along the westerly roadline of said Route 28B on a curve to the left of radius 599.00 feet, an arc length of 56.58 feet to an iron stake set; thence running through lands now or formerly of Adee and McMeel on a bearing of N 01 ° 44’ 15” E, a distance of 194.54 feet to a point; thence running a curve to the left of radius of 50.00 feet, an arc length of 74.63 feet to a point at the junction of lands now or formerly of Charles W. Weissman; thence running S 83 ° 47’ 00” E, a distance of 96.39 feet to a point at the junction of land of said Weissman; thence S 01 ° 44’ 15” W, a distance of 210.41 feet to the point or place of beginning.
