NOTICE IS HEREBY GIVEN , pursuant to a judgement of foreclosure and sale duly granted by this Court and entered in the Chautauqua County Clerk’s Office on 19 th day of March, 2026, I, Avery Olson, Esq., the undersigned Referee, duly appointed in this action for such purpose, will sell at Public Auction to the highest bidder at the Chautauqua County Courthouse, 3 North Erie St., Mayville, NY 14757 on the 5 th day of May, 2026 at 10:00 a.m. of that day, the mortgaged premises, directed in and by said judgement to be sold and in said judgment described as follow.




See “Schedule A—Legal Description” attached, said premises being commonly known as

3330 Route 5, in the Town of Sheridan, County of Chautauqua, and State of New York.




Judgment amount pursuant to Referee’s Report of Sale: $129,33100 as of July 22, 2025, plus interest.

Schedule A—Legal Description




ALL THAT TRACT OR PARCEL OF LAND, situate in the Town of Sheridan, County of Chautauqua, and State of New York, being part of Lot 64, Township 6 and Range 11 of the Holland Land Company’s Survey, further bounded and described as follows: BEGINNING at a stake located 43.3 feet northwesterly from the centerline of the existing roadway in the East Lake Road when measured at right angles thereto, said state also being located 519 feet southwesterly from an iron pin in the easterly line of lands of Henry Schafer and Stella M. Schafer conveyed by Deed recorded in Liber 663 of Deeds at Page 264, at an angle of 118 degrees and 21 minutes turned at said iron pin from a northwesterly direction from the easterly line of lands of said Schafer, said iron pin is also located 33 feet northwesterly from the centerline of the existing pavement in East Lake Road when measured at right angles thereto; thence southwesterly at a deflection angle to the right of 7 degrees and 27 minutes, 173 feet to an iron pin located 45 feet northwesterly from the centerline of the exiting pavement in East Lake Road; thence northwesterly at an interior angle of 83 degrees and 42 minutes, 307 feet to an iron pin about 16 feet from the bank of Lake Erie; thence northeasterly at an interior angle of 102 degrees 44 minutes, 269.5 feet to an iron pin located about 34 feet from the bank of Lake Erie; thence southeasterly at an interior angle of 62 degrees and 37 minutes and parallel with the easterly line of lands of said Schafer and passing though an iron pin located 184 feet southeasterly 359 feet to the point or place of beginning.
