The Big In- dian Oliverea Fire Company Inc. is a registered 501c3 nonprofit incorporation and therefore is not subject to sales tax, and not subject to prevail- ing wage requirements. The Big Indian - Oliverea Fire Company Inc. currently is completing Phase 1 construction of a new 3,600 s.f. facility to house the Company's trucks, adjacent to the existing firehouse at 8 Firehouse Road, Big Indian, NY. The Phase 1 core and shell includes the founda- tion, structural skeleton, insulation, and building envelope; basic lighting, electrical, heating, and plumbing; the electrical service and panel are in place. (Phase 1 is already contracted and not part of this Invitation to Bid.) Phase 2 will include a Scope of Work, itemized below, to substantially complete the interior of the facility. The SOW will include (2) toilet rooms, (1) shower, (1) equipment room, and (2) bunk rooms; lighting, electric, plumbing, and HVAC as required; con- nection to propane; and limited site work. All Scope of Work must be field confirmed and verified. The General Contractor work includes, but is not limited to, the following scope of work: 1. Site work: Trenching and installation of foun- dation drain on exterior wall emptying into yard, with connections to rain water leaders. Two (2) exterior steel pipe/concrete bollards each at four (4) overhead garage doors. Exterior 68 ft x 20 ft heavy duty industrial strength concrete pad, flush with garage doors. Exterior 8 ft x 10 ft heavy duty industrial strength concrete pad connecting the existing fire house human-door and the new facil- ity human-door, and connecting to the concrete pad on the north side. One (1) concrete pad for 2 flagpoles. Trenching and installation of electric power to site barns. 2. Rough and finish carpentry, miscellaneous metals and gypsum assemblies: Toilet rooms (2 at 7'-6" x 6'-6"), shower room (1 at 7'-6" x 4'-0”), equipment room (1 at 8'-0” x 9'-2”), bunk rooms (2 at 8'-0" x 8'-0"), see drawing, all dimensions to be confirmed and verified on site. 5/8 in. BC grade plywood on all 4 interior perimeter walls in open garage, installed to 14 ft ht. Pre-fab shower unit to be purchased and installed, verify field dimen- sions. Breezeway metal “rain/snow roof" con- necting man-doors of existing fire house and new facility, at eave height. 3. Painting: All gypsum board walls and ceilings in rooms. All interior perimeter plywood walls. Ep- oxy paint on entire facility floor. 4. Mechanical: Purchase and install equipment required in equipment room and open space ga- rage. Purchase and install fire truck exhaust sys- tem, similar to Plymovent Drive Through, with 2 connections at 2 doors and 4 connections at 2 doors. Size, purchase and install air source heat pumps, primarily for summer cooling. Purchase and install two (2) large ceiling fans. 5. Electrical: As required in rooms: outlets, over- head light fixtures and light/fan fixtures, switches, electric baseboard heat, thermostats. Outlets at 6 ft. on center at 48 in. above fin. flr. (AFF) around interior of perimeter walls. Outlets in equipment room: (8) 120v receptacles 2 on each wall. Smoke detectors and carbon monoxide detectors hard wired and located according to code. Two (2) exit signs. Interior LED lights wall-mounted at 10 ft. AFF on driver (west) side of 4 fire truck bays and at electric panel; additional 10 LED lights locations TBD mounted on remaining interior walls. Power line in new trench from SE corner to site barns. 6. Plumbing: As required in all wet rooms (toilets and sinks are in place and plumbed), equipment room, open garage space. Well water pressure tank receiver, similar to XTROL, and connections. Water treatment filter. Air compressor lines to 4 truck bays. On-demand propane water heater single unit installed in equipment room, with 2 zones: one for water for bathrooms, shower and washing machine; and the other for the antifreeze in the radiant heat tubing in the floor. Controls, supply tank and circulation pump for radiant floor antifreeze. One (1) exterior hose bibb installed in NW corner. 7. Signage: BIG INDIAN - OLIVEREA FIRE COMPA- NY two signs of white plastic letters 1 each cen- tered in gables on exterior north and south wall. Purchase and install outdoor LED messaging sign. The construction planned start date is June 1, 2026. Construction duration: Twelve (12) months The Contractor must demonstrate the financial ability to complete a construction project with a value of $500,000. The Contractor must dem- onstrate the ability to staff the project with high quality, experienced personnel. All contractors and major subcontractors must possess, at the time the Application is submitted, a valid license, registration or certifi- cation. Contractors must provide references for three recent projects. General contractor must secure permits from Town of Shandaken. Contractors are advised that they must award thirty percent (30%) or more of the value of their awarded contract to NYS certified MWBES. The contractors are responsible for ensuring that they and the MWBES they have elected are eligible contractors, and that they meet State requirements for MWBES. MWBE status must be approved by NYS DHSES (Dept of Homeland Secu- rity and Emergency Service) before finalization of Agreement. 2/22, 3/1 #NY0169141
