LIVINGSTON COUNTY PUBLIC NOTICE PLEASE TAKE NOTICE that the LIVONIA JOINT ZONING BOARD OF APPEALS will hold a Public Hearing on Monday, March 2, 2026, at 7 p.m. at the Livonia Town Hall, 35 Commercial Street, Livonia, New York, to consider the application of Neil Herendeen for a for an area variance pursuant to Section 150-17C and a Conditional Use Permit pursuant to Section 150-17 B of the Zoning Code of Livonia. A Conditional Use Permit is requested for an Accessory Dwelling Unit in the second story of the detached Garage, as per Section 150-31 D (1). The proposed Accessory Dwelling also violates Sections 150-70 A (2), No nonconforming building shall be enlarged, and 150-70 A (3), No nonconforming use may be expanded except by Variance from the Zoning Board. This property is located at 3789 Cluny Point, Livonia, New York, Tax Parcel # 74.38-2-5.2, and is Zoned Neighborhood Residential District (NR).
