IN PURSUANCE and by virtue of a Judgment of Foreclosure and Sale duly granted by this Court and entered in the St. Lawrence County Clerk's Office on January 13, 2026, I, the undersigned Referee, duly appointed in this action for such purpose, will expose for sale and sell at Public Auction to the highest bidder at the Lobby of the St. Lawrence County Courthouse, 48 Court Street, Canton, New York , on the 25th day of February 2026 at 10:30 o'clock in the forenoon of that day, the mortgaged premises directed in and by said Judgment to be sold and in said Judgment described as follows:

All that tract or parcel of situate on the southerly side of the Lead Mine Road in the Town of Rossie, County of St Lawrence and State of New York bounded and described as follows: Beginning at a point in the apparent centerline of the Lead Mine Road where the same is intersected by the northeasterly boundary of lands now or formerly of Peter Collette and Richard Collette (Inst. No. 2011-5022) and running: 1) thence generally easterly along the centerline of the Lead Mine Road a total distance of 474.09 feet to a point where the same is intersected by southwesterly boundary of lands now or formerly of Tracy J. Ault (Inst No. 2016-5969), said point being a direct tie of N 76° 53' 14 " E distance of 471.66 feet from the beginning of this Course, 2) thence S 59° 00' 34" E total distance of 2625.12 feet along the southwesterly boundary of said Ault parcel and to and along a southwesterly boundary of lands now or formerly of Luella Fisher, ETAL. (Inst. No. 2018-13092) and in part generally along a remnant wire fence line to an iron pin set, said course passes over an iron pin set at a distance of 43.07 feet southeasterly of the centerline of the Lead Mine Road; 3) thence S 22° 43' 46" W a distance of 1537.21 feet through the lands of Piece of Mine, LLC (Inst No. 2010-19191) to an iron pin set in the northeasterly boundary of lands now or of Jeffrey Linton and Amy Smith Linton (Inst. No. 2013- 5170), said iron pin further being on the boundary of the County of Jefferson on the southwest and the County of St Lawrence on the northeast; 4) thence N 57° 25' 10" W a distance of 1070.81 feet along the northeasterly boundary of said Linton parcel county line and generally along a remnant wire fence line to an iron pin set in a found ring of stones; 5) thence N 40° 21' 15" E distance of 804.51 feet along a southeasterly boundary of lands now or formerly of John P. Evans and Lauren C. Snow (Liber 1016 Page766) and generally along a remnant wire fence line to an iron pin set at the base of a found wood post; 6) thence N 60° 43' 09" W a distance of 984.88 feet along the northeasterly boundary of said Evans and Snow parcel and to and along the northeasterly boundary of lands now or formerly of Don Michael Arney and Michelle Jeann Scutt (Inst No. 2012-3101) and generally along a remnant wire fence line to an in a pin set at the southeasterly corner of now or formerly of first abovementioned Collette parcel; 7) thence N 41° 27' 09" W a total distance of 1322.34 feet along the northeasterly boundary of said Collette parcel to the point of beginning, said course passes over an iron pin found at a of 29.41 feet southeasterly of the centerline of the Lead Mine Road. Containing 59.92 acres of land more or less as surveyed in November, 2018 by Johnathan G. Morrow, LS No. 50752. Being and intended to describe a portion of the lands conveyed to Piece of Mine, LLC by a deed dated September 14, 2010 and recorded in the office of the St. Lawrence County Clerk in deed Instrument No. 2010-19191. The above described 59.92 acre parcel being a portion of the first, second, third and fourth described parcels in said deed.
